Notice is hereby given of a public meeting to be held by the Wallowa County Planning Commission on Tuesday, January 28, 2025, at 7:00 pm in the Thorton Room of the Wallowa County Courthouse. 

 

CUP#24-03 S&V PROPERTIES, LLC - HOSTETTER – submitted by D. Rahn Hostetter on behalf of S&V Properties, LLC. The request is for a 24,000 SF meat processing facility in an existing structure, with a retail component and deli, in the Industrial (M-1) zone. The property is within the Joseph Airport Protection Zone and the Enterprise Watershed Protection Area. The property in question is described as Township 02S Range 45E Section 30 TL 1403 and Township 02S Range 44E Section 25 TL 1000. It is more commonly known as 83395 Airport Way, Joseph, OR. The property is approximately 19 acres. This is the second public hearing. The record is closed after an extended comment period.

 

CUP#24-04 HOLBROOKsubmitted by Sean and Glenn Holbrook. The request is for a private park and campground with 36 campsites, gathering places for up to 50 guests, an outdoor wedding venue that would accommodate up to 75, and a residence for the caretaker. The park would also have parking for 50 vehicles. The property is in the South Wallowa Lake Resort Residential (R-3) zone and is described as Township 03 South, Range 45 East, Section 29AD, Tax Lot 2700, address: 84745 Beske Ln, Joseph, OR. The property is approximately 6.02 acres.

 

CUP#24-05 PACIFICORP-CAMAS - submitted by Nathan Gravelle on behalf of PacifiCorp. The proposed Conditional Use Permit is a request for 130ft tall wireless tower as part of a substation upgrade to support internal power operations in the area through grid resiliency measures. The application includes two area variance requests: to decrease the required distance from a roadway and decrease a riparian setback. The subject parcel is zoned Industrial (M-1) where communications towers are permitted conditionally. The property in question is described as Township 01 South, Range 44E, Section 35, and Tax Lots 502/400. It consists of approximately 6.97 acres.

 

CUP#24-06 DESPAIN – submitted by Erik DeSpain. The proposed permit would allow a caretaker’s residence on the parcel. The property in question is described as Township 01 South, Range 44 East, Section 35, tax lot 102, and is zoned Industrial (M-1). It is more commonly known as 66264 Lewiston Highway, Enterprise, Oregon 97828. It consists of approximately 2.96 acres. 

 

ZP#24-61 STEWART – submitted by Larz and Dera Stewart. The request is for an 840 square foot addition to a single-family home from Larz and Dera Stewart at 64001 Imnaha HWY, Joseph, Oregon 97846. The property description is Township 02 South, Range 45 East, Section 29, tax lot 1500, and is zoned Exclusive Farm Use (EFU). This proposal would occur within the Goal 5 Scenic Resources Overlay and therefore requires public review.

 

 

The February Planning Commission meeting is scheduled for Tuesday the 25th.
